Power load, clear height, yard depth and registration — the specification details that decide whether a unit actually works.
Most warehouse leases go wrong on specification rather than price. A unit that looks right on a floor plan can be unusable once you account for clear height, column spacing, or the turning circle a forty-foot trailer needs in the yard.
Start with the power requirement. Three-phase supply is standard in the industrial zones, but the connected load varies enormously between buildings, and upgrading it after signing is slow and expensive. Get the existing load in writing before you commit.
Then confirm the registration position. The lease has to be registered with the municipality for your trade licence activity to be valid at that address. We handle this in-house, but if you are dealing direct with a landlord, establish who is responsible for it before terms are agreed.
